Don't Get Ripped Off: Your Guide to Hiring a Stucco Contractor

Alright, let's talk stucco. You're living in Eagle Mountain, maybe you've got some cracking, or you're just ready for a fresh look on your home. That's great! Stucco's a fantastic, durable finish when it's done right. But here's the kicker: there are a lot of folks out there who claim they can do stucco, and frankly, some of them shouldn't be touching your house with a ten-foot pole. I've seen some real messes over the years, especially with the unique challenges we face here, like our intense summer sun and the freeze-thaw cycles that can really test a poor application.

So, how do you make sure you're hiring a legitimate, skilled contractor who'll do the job right the first time? You ask the right questions, you know what to look for, and you trust your gut. Here's my no-nonsense guide.

What Questions Should You Be Asking?

Don't be shy. This is your home, your money. A good contractor won't mind answering these:

  • Are you licensed and insured? This isn't just a formality; it's protection for you. They need a current Utah contractor's license, and they absolutely must carry liability insurance and workers' comp. If they can't show you proof, walk away. Seriously.

  • How long have you been doing stucco? Specifically stucco? Someone might be a general contractor for 20 years, but only dabbled in stucco for two. Stucco is a specialized trade. You want someone with dedicated experience.

  • Can I see some of your recent work? And I don't mean just photos on a website. Ask for addresses of homes they've worked on recently in Eagle Mountain or nearby. Drive by them. See the quality for yourself. If they're proud of their work, they'll be happy to show it off.

  • What kind of stucco system are you proposing? There are different types – traditional three-coat, one-coat, EIFS. Each has its pros and cons. A good contractor will explain why they recommend a particular system for your home and our local climate conditions.

  • What's your warranty? A reputable company will stand behind their work. Get it in writing. What does it cover? How long does it last?

  • Who will actually be doing the work? Your employees or subcontractors? This matters for accountability and quality control. If they use subs, ask about their vetting process.

Decoding the Quote: What to Look For

A good quote isn't just a number; it's a detailed breakdown. If it's just a single line item with a total, that's a red flag right there.

  • Detailed Scope of Work: It should clearly state what's included. Surface preparation, type of lath, number of coats, specific materials (brand names if possible), trim details, color, clean-up. Everything. Don't assume anything is included if it's not written down.

  • Payment Schedule: How much up front? When are subsequent payments due? A small deposit (10-20%) is typical, but anyone asking for 50% or more upfront should make you nervous. You shouldn't pay the final amount until the job is completely finished and you're satisfied.

  • Material Costs vs. Labor Costs: While not always broken out separately, the quote should at least give you an idea of what you're paying for. If it's vague, ask for clarification.

  • Permits: Will they handle pulling the necessary permits from Eagle Mountain City? They should. It's their responsibility.

  • Exclusions: What's NOT included? This is just as important as what is. Are they responsible for moving landscaping? What about existing downspouts or light fixtures?

Red Flags You Can't Ignore

Your gut will often tell you when something's off. Listen to it.
